Maharashtra: Aadhaar app-based verification made mandatory for property registration from Nov 4

Starting Wednesday, all property registrations in Pune will require mandatory Aadhaar-based authentication through UIDAI’s app. This new process will enhance identity verification for all parties involved in property transactions. The previous option for a witness to verify failed Aadhaar authentication has been removed. Citizens are encouraged to download the Aadhaar app and complete their registrations before arriving at sub-registrar offices.

Integrated into iSARITA 1.9 system, the new facility is called online verification seeking entity (OVSE). Officials said it provides an additional verification option alongside existing fingerprint and iris scanning methods.

Under the revised guidelines, the department has discontinued the previous provision that allowed a witness or “identifier” to verify a person whose Aadhaar authentication failed. Now, all parties in a transaction must successfully pass Aadhaar authentication.

To avoid delays at sub-registrar offices (SROs), citizens are advised to download the official Aadhaar app and complete registration beforehand. The app requires Android 9.0 or iOS 16 and later, along with an active internet connection. “A detailed video is being shared on our social media handle so citizens have no doubts,” said deputy IGR (IT) Abhay Mohite.

Mohite said users must complete SIM verification and face authentication on the app, and be able to log in using their six-digit PIN. Phone cameras and necessary app permissions must be enabled. Another official said individuals who have locked their Aadhaar biometrics will need to unlock them via the app at the time of registration.

Crucially, the Aadhaar holder must be physically present with their registered mobile phone during the OVSE authentication process. Officials have also been instructed to explain the credential-sharing process to citizens and obtain their consent.
