Noida authority board adopts model building regulations to remove FAR cap
The Noida Authority has green-lighted the implementation of the Model Building Regulations, 2026, aimed at transforming urban landscapes. With the removal of the FAR cap for group housing along extensive 45-metre roadways, high-rise structures are set to gain momentum. Moreover, a master developer for the envisioned AI City-cum-Business Park will be appointed via competitive bidding.

The regulations, cleared by the state cabinet on Oct 9, are expected to pave the way for higher permissible density in the city and encourage more highrise residential and mixed-use projects, particularly along major corridors and near Noida International Airport, now renamed Narendra Modi International Airport. However, building heights will still be constrained by setbacks, fire safety norms and aviation clearances.
The existing maximum permissible FAR for group housing in Noida is 3.5.
On Wednesday, Noida Authority CEO Krishna Karunesh said, “The board had decided to constitute a committee, comprising officials from Noida, Greater Noida and Yamuna authorities, to examine the implementation of the new regulations and identify matters that require decisions at the board level.”
The decision was taken at the Authority’s 224th board meeting, chaired by Deepak Kumar, Uttar Pradesh infrastructure and industrial development commissioner and Noida Authority chairman.
The board also approved UP Private Business Park Development Scheme, 2025, and decided to issue a request for proposal (RFP) to select a master developer for the proposed AI City-cum-Business Park in Noida. The project will house facilities related to artificial intelligence, Global Capability Centres (GCCs), information technology and IT-enabled services (IT/ITES), research, startups and skill development. The master developer will be selected through a competitive e-bidding process.
A land allotment scheme spanning 68,000 square metres for institutional IT/ITES use in Sector 147 also received the board’s in-principle approval. The board also approved development of an integrated automobile complex on 12,596 sqm in Sector 105. The project will have a permissible FAR of 4, a maximum building height of 20 metres and parking facilities within the plot as per applicable norms.
To address the parking needs of trucks and other goods carriers, the board approved the final report of the City Logistics Plan, which will now be sent to the state govt for approval. The plan assesses industrial and commercial activity, freight movement, traffic management and logistics infrastructure to develop a roadmap tailored to Noida’s requirements.
